Emaar Serenity Hills is the Dubai-based developer's big bet on New Gurgaon. A 25.9-acre parcel in Sector 86, 13 towers running to 39 floors, around 997 homes in total. The whole thing is priced for the segment Emaar knows best — affluent end-users buying their forever home, not investors flipping for resale gains.

Unit mix runs 3 BHK and 4 BHK. The 3 BHK small starts at ₹2.98 Cr, the larger 3 BHK from ₹3.87 Cr, and the 4 BHK from ₹5.27 Cr. RERA registration came through in October 2025 (GGM/993/725/2025/96), and possession is targeted for September 2032 — a long horizon, but realistic for a 13-tower build at this scale.

Emaar's pitch leans hard on the clubhouse: about 1.5 lakh sq.ft across multiple levels, with a serious pool block, indoor sports, yoga and meditation decks, and what they're calling a wellness zone. The development is targeting IGBC Platinum, which is becoming the standard sustainability spec for projects in this price band.

Sector 86 sits on the NH-8 / Dwarka Expressway corridor. IGI Airport is about 25 minutes off-peak, Cyber Hub is 30. The corridor itself has seen a lot of new launches in the last 18 months — buyer absorption has been steady, and rate cards have firmed up. Emaar's build track record (Emaar Digi Homes in Sector 62 delivered cleanly in 2024) gives Serenity Hills a credibility edge over newer developers in the same belt.
