The Real Estate (Regulation and Development) Act, 2016 — better known as RERA — was the single most important reform in Indian real estate history. Before RERA, homebuyers had almost no recourse against errant developers. After RERA, every project above 500 sq.m. must register with the state authority and disclose timelines, financials, and approvals.

What Buyers Should Always Verify

  1. RERA registration number — must be displayed on every brochure and ad
  2. Promoter details — full legal entity name, not just brand
  3. Project timeline — registered completion date with penalty clause
  4. Layout and approval plan — uploaded to RERA portal
  5. Quarterly progress — developers must update construction status
"If a developer hesitates to share their RERA registration number, walk away. There are no exceptions."
